The Relationship Between Drought and Your House Foundation

Last updated 4 years ago

Your home’s foundation is not isolated from the outside world, and weather that effects your surroundings can also effect your foundation. Because some moisture in the soil is necessary to protect your foundation, soil that is too dry can pose a threat. Understanding how drought effects your foundation can help you to prevent problems and spot trouble early to schedule repairs.

Cracks

Soil naturally expands and contracts with heat and cold. This process can be exacerbated if your home is built on a soil known as “fat clay,” which shows large expansion and contraction based on temperature and moisture levels. If the soil around and beneath your home expands or contracts, it takes your foundation along for the ride. The pressure of soil changes puts stress on your foundation, which leads to cracking and shifting of the concrete. This can result in sheer stresses on your home as well, causing doors and windows to stick and leading to cracks around their frames.

Uneven Settling

Drought-induced dry soil can also cause uneven settling of your home. This occurs when some portion of the soil beneath your home’s foundation disintegrates or pulls away from the area, leaving a void to be filled. Your home’s foundation sinks down into the area in order to fill this void, but unless the home sinks evenly, you could end up with foundation problems. Uneven settling causes sloped floors, which can be measured easily with a dropped marble. If the marble rolls quickly to one area, your home’s floor has a slope. Over time, uneven settling also causes cracks in your foundation and further shifting of the concrete, putting further stress on your home.
